Residential Property Management — Single-Family Homes & Condos

Professional management for single-family rental homes and individual condos across San Francisco and the Bay Area.

Why owners hand us this property

Whether you own one rental home, inherited a property, or moved out of the area and kept the house, we manage it as if it were our own — protecting the asset, keeping a quality tenant in place, and sending you a clean statement every month.

Preventive maintenance

Routine inspections and upkeep that protect your home's value between tenancies.

Transparent accounting

Monthly statements and direct-deposit rent through your owner portal — always know where you stand.

Questions from owners

Do you manage HOAs?
We don't manage homeowners associations themselves, but we do manage individually owned condos inside HOA buildings.
I just inherited a rental property — can you help?
Yes. We regularly help owners who have just inherited a property: assessing the current tenancy, bringing it into compliance, and managing it end-to-end from day one.
How much do you charge to manage my property?
Our management fee depends on the property type, number of units, and scope. Request a free proposal and we'll send a clear, itemized quote after we understand your building. No hidden charges.
What does full-service management include?
Marketing and leasing across 55+ listing sites, tenant screening, lease execution, rent collection, 24/7 maintenance coordination, inspections, owner accounting with detailed monthly reports and owner draws by direct deposit, and full compliance with the SF Rent Ordinance and AB 1482.
How do owner draws and reporting work?
Rent is collected online and your owner draw is sent by direct deposit each month, together with a detailed report on income, expenses, and what is happening at the building. Year-end 1099s and every statement live in your online owner portal.
What areas do you serve?
San Francisco, San Mateo, Santa Clara, and Marin counties — including Burlingame, San Mateo, Redwood City, Menlo Park, Atherton, Palo Alto, Los Altos, San Rafael, and Mill Valley.
How do I get started?
Request a proposal, or call or text Ryan at (415) 683-1231. We'll learn about your building, send a management proposal, and — if we're a good fit for each other — handle the transition end to end, including your existing tenants.

Keep the cash flow. Hand us the headaches.

Tell us about your building and we'll put together a free, no-obligation management proposal. Prefer to talk? Call or text Ryan directly.
