Owner FAQ

Answers to the questions we hear most from San Francisco Bay Area owners.

Hiring a property manager

How much do you charge to manage a property?
Management fees depend on property type and unit count. Request a proposal and we'll give you a clear, itemized quote — no hidden charges.
What areas do you serve?
San Francisco, San Mateo, Santa Clara, and Marin counties, including Burlingame, San Mateo, Redwood City, Palo Alto, Los Altos, San Rafael, and Mill Valley.
What types of property do you manage?
Apartment buildings from 2 to 100+ units, commercial property (retail, office, and industrial), mixed-use buildings, condos, single-family homes, and Section 8 tenancies.
Do you manage HOAs?
We don't manage homeowners associations themselves, but we do manage individually owned condos inside HOA buildings.
Do you handle rent-controlled buildings?
Yes — SF Rent Ordinance and AB 1482 compliance is a core part of what we do.
How do owner draws work?
Rent is collected online and your owner draw is sent by direct deposit, with detailed monthly reports through your owner portal.
